Tropic Isles Condominium Association, Inc.
Annual Meeting
October 28, 2006


Ken Wood (unit 804), President called the Tropic Isles Annual Meeting to order at 3:00 p.m. There were twenty-eight owners represented either in person or by proxy. Board members present were Ken Wood (804), Joe Bischoff (105), Bill Roberts (501), John Lovoy (205), and Burt McCullough (703). Also, representing Gulf Shores Rentals, Inc., the management company was John Boller, President and Kerry Ingram, Association Manager. Wood welcomed all owners and thanked them for their attendance. He also thanked those that helped on the workday, which power washed and painted the walls on a couple of floors of the building. The minutes from the October 22, 2005 were presented. Bischoff made a motion to approve as presented. Motion carried.

Wood then opened the meeting by the discussion of the budget. Boller handed out a proposed budget for 2007 to all those present. He then explained each line item and asked if there were any questions about the break down from year to year to present. Owners asked questions about the insurance. Wood and Boller answered questions. It was discussed that two companies submitted quotes, but only one with full details made the deadline. The second quote did not include wind driven rain coverage. The property insurance, which includes wind coverage, went from $31,000 in 2005 to $183,000 this year. Wood explained there would be an assessment on each unit for the payment of the insurance. There was a lengthy discussion about how to assess for the insurance and the amount of 2007 monthly fees. Roberts then made a motion to set the monthly fees as follows, one bedroom $285.00 and two bedroom $410.00. Rick Helmick (403) seconded the motion. Motion passed. McCullough then made a motion for a special assessment of $190,000, due now and payable in six monthly installments starting no later than the January 10th and ending with the June 10th. A discount to be decided by the Board will be given to an Owner paying the full amount in January. Anne Helmick (403) seconded the motion. Motion carried.

Wood discussed the sign for the complex. Boller handed out examples of the sign. One was a monument sign the other was letters placed on the building with a spotlight on them. Owners voiced their pros and cons of each. Charles Rice (301) made a motion to install the letters on the building. Motion seconded by Randy Engels (203). Motion carried.

Wood continued the meeting by discussing wire less Internet service for the building. Boller reported the quote he had received for installing and maintaining wire less service to the building. Alternatives were discussed about the present system through Gulf Tel and the commission received on this service.

Wood then discussed the need to paint or tile the walkways on the first through eighth floors of the building and the time involved. He stated this might entail closing the floors for a couple of days to do the work. Bischoff suggested looking into traffic marking paint from Safety Coatings in Foley that dries fast and wares well.

Wood asked Bill Roberts to give a report of the Real Estate market for the units at Tropic Isles. Roberts said 5 units were listed on MLS and gave the price range of $394,900 to $450,000. Boller said one out of the five; unit 505 had closed at well below the listed price due to the seller having multiple units and this unit being one of the only ones open and sellable.

Wood asked that the nominations of two board members be made. They would serve for a three-year term. Jody Wolf (303), and Randy Engels (203) stated they would serve. Bischoff made a motion to close nominations and elect by acclamation Wolf and Engels. Roberts seconded. Motion passed. Joe Bischoff (105) made the motion to adjourn it was seconded. Meeting adjourned. Wood asked that the Board meet for a few minutes.

Board meeting attendance is as follows: Ken Wood (unit 804) President, Joe Bischoff (unit105) Vice-President, John Lovoy (unit 205) Secretary, Bill Roberts (unit 501), and Treasurer. Newly elected for a three-year term Jody Wolf and Randy Engeld. Also John Boller, President, of Gulf Shores Rentals, Inc. and Kerry Ingram, Association Manager, Gulf Shores Rentals, Inc.

Wood stated the first order of business was to elect new officers for the Board. After a discussion Engels made a motion and Lovoy seconded to elect the 2007 officers as follows:

John Lovoy Secretary
Bill Roberts Treasure
Randy Engels Director
Jody Wolf Director
Motion passed.

Bischoff would like something to be done with the dumpster. He suggested that it be relocated. Ken Wood said that he would look into it, but if would have to be prioritized with other needs of the building.

The assessment discount to those that pay all in January will be decided and the owners will be contacted.

Joe Bischoff made a motion to close the board meeting and Randy Engels seconded it. Meeting over and adjourned.
